We have a few single and double rooms around the city which we use primarily as 'overspill' accommodation for our two guest houses. The rooms are clean and newly decorated and well appointed. Almost all rooms have en-suite facilities. All our RENTAROOMS are registered as HMO's. Although classified as an HMO, we do not encourage younger university students to stay with us. As in our Guest House a housekeeper regularly cleans the hallways and common areas and will launder your bedding once each week. You have full use of a kitchen, utensils ,cutlery and crockery. We will also provide a washing machine and a tumble drier, iron and ironing board. You will enjoy dedicated fridge/freezer space. facilities for making tea / coffee are included.
Charges are inclusive. You do not pay for Council Tax, Electricity, Gas or Water. We do charge for the use of the tumble drier.
A single person Rentaroom starts at £600 per calender month. The equivalent rate for one night is less then £23 per night. Depending on room availability you may book for a less lengthy stay. One week = £300. Two weeks = £450
If, during your stay, you wish for another month, you can secure this with a £250 deposit providing you pay this within at least a week or more to run on your current booking. If you do not re-book we can not guarantee a continuation as we may have advance bookings as soon as your first period finishes.
PAYMENTS All full payments are required to be paid on or before the first day of occupancy. We cannot accept an overall booking to be made in stages.
CASH We accept payments in cash or cheque but we prefer that you tranfer funds directly into our bank. Cheques are only accepted when dated and sent 14 days before your arrival.
What you get for your money
We offer you exclusive use of a single, twin or double-bed room in a shared non-smoking Guest House. Professional people, skilled tradespeople or postgraduate students only – no undergraduate students.
All rooms are regularly re-decorated and re-furnished to maintain a high standard of comfort.
Our resident house-keeper looks after cleaning and laundry, and can otherwise help you in many ways.
Newly washed bed linen and towels every seven day.
You may use the washing machine for your personal laundry.
We provide a full buffet breakfast. Choice of cereals, white/brown bread, butter/margarine, a variety of jam, honey and marmalade portions.Tea/coffee available around the clock.
You may use the kitchen utensils, crockery and other facilities to provide other meals yourself.
TV, Radio and Wi-Fi provided in every room.
St. Anne’s Road Guest House has been created to suit people working or studying in Exeter for a minimum of just a month or two, or longer!
We do not charge you for Council Tax, gas, electricity, central heating or water.
The overall cost of staying with us is substantially less than most three star Exeter Guest houses would charge. As an example, a single person staying for just one calendar month will pay only £600.
Three people sharing one room for a month will pay less than £20 each per night.
Payments will be monthly in advance, and a returnable deposit of £25 will be required from the first month’s payment. This may be used to recover the cost of any breakages, damages or loses.

We are situated at the corner of St Anne's Road and Jubilee Road (the front door is actually in the Jubilee Road ) in the residential ward of Polsloe, to the east of central Exeter.
The house is approximately 15 minutes' walk to the City Centre, University, St Lukes and RD&E hospitals at the Heavitree or Wonford.
The City Centre, the Marsh Barton and Sowton Industrial Estates, the Met Office and Exeter Business Park are all short bus rides away.
